For a couple and their adult son to share, the new design for this house in Pacific Beach includes a second story with a master bedroom suite and a family room. The first floor is reorganized and enlarged with a second master bedroom suite, powder room, entry, and great room with kitchen, dining, and living areas. The main gable roof volume of the house is finished in a beige stucco and topped by a metal standing seam roof. Two projecting boxes containing the living and dining spaces are finished in a white lap siding. Smooth black stucco accents at the kitchen and upstairs closet add to the composition. Large corner windows at the upstairs master bedroom and front stair hall open up these spaces to light and views. The upstairs family room, separated by a low partition from the stair hall, shares in the openness from the large corner window here. A large roof terrace accessible from the family room is raised a few steps above it to give higher ceilings in the living and dining spaces below. High clerestory windows and a skylight at the living/dining room boxes provide privacy from the street and wash the walls with natural light. A series of small punched openings in the west wall provide light into the house on both levels while maintaining privacy from the neighbor.
