The existing two-story townhouse sits perched on the hillside overlooking Mission Valley below. As happens in multi-unit complexes repeating a floor plan, the location and size of windows and glass doors in the townhouse did not take full advantage of the view to the city below nor did they block views of the adjacent unit for privacy. In the new design, the expansion of the view became a prime goal. Taller 9’ high glass doors at the living and dining areas expand the view to the horizon and sky on the opposite side of the valley. Similarly, the window at the corner of the dining area was re-sized to focus the view on the hillside and cut off the view of the adjacent condo balconies. Removing walls and the existing wet bar, plus reworking the fireplace, opens the new kitchen to the dining and living areas and the view beyond as well as adds to the overall spacial openness on the first floor. The new kitchen is reconfigured to create an open counter facing the view with a raised glass counter that wraps the fireplace becoming a mantle. In the powder room, the insertion of a backlit cylindrical perforated aluminum panel changes the expected geometry of the room, giving the sense of a larger space as its curved form expands outward, The stair is reworked to be less imposing, with glass panels, sandblasted with stripes, replacing the old picket guardrails. Upstairs the master bedroom suite, home office, media room, and bath are remodeled.
